Sustainability in construction encompasses more than just the energy efficiency of the building.
Sustainability looks at the whole life cycle of the building process from the materials used and waste generated in the initial construction as a function of planning and procurement, including the lifetime energy consumption of the development, management of streams, optimisation and monitoring of efficiency of services use and end of life re-use of the structure, fit out and/or recyclability of the materials used in construction.
Sustainable design also considers social and environmental impacts outside of the construction of the building fabric, such as providing a comfortable working environment for building users, access to public transport, end of trip facilities, , provision of infrastructure for low emission vehicles, or electric vehicles, to limiting potential damage to the natural environment or landscape or re-use of previously developed or remediated land in developing the property.
There are several different programs that a building can be built to comply with including NABERS, LEED, Green Star among others and various rating levels can be achieved within each program.
A number of local government area planning schemes have now incorporated provisions to require sustainability measures to be incorporated into new development by way of a registered sustainability provider. Some of these provisions have also been adopted in the 2019 version of the National Construction Code NCC (Formally the BCA) as one of the compliance pathways.
